Why do we need the ACC
Everyone wants to live in a beautiful neighborhood. We want
to maintain or grow our property values. To support this,
Majestic Oaks is governed by several legal documents. The
purpose is not to be overly invasive. It is to maintain a
consistent look to our neighborhood and maintain our property
values.
Governing documents
We are governed by several legal documents, two of which
apply to architectural control. The by-laws define the
architectural control committee (ACC). The deed
restrictions are the standards and guidelines.

How
The process is relatively simple and painless, and is
usually completed in 30 days or less. You fill out the
required form. It's routed to Action Property Management for
review. The form is then routed to the ACC...approve,
deny, or ask for more info.
ACC Form
When do I need to apply?
Most changes and/or repairs to the exterior of your house or
your property require an application. Generally, any time
you paint, make major landscaping changes, re-roof, re-fence,
or do anything that changes the look of your house or
property. It is always better to submit an
application. If routine, GTM will confer with the ACC
chairman and approve on the spot.
Consequences of not-applying
This is a case where it is better to ask for permission than
ask for forgiveness. A quick call or email to GTM
management will clarify if a request is needed. If you
proceed without the request, action will be taken to ensure the
work is up to code/standards, and is appropriate for the
neighborhood. In some cases, legal action has been taken
to enforce our by-laws and deed restrictions. Again, save
yourself time, hassle, and legal expense by getting approval
before you begin the work.
